We were recently contacted by a homeowner who had grown increasingly concerned about persistent damp issues appearing at the rear of their property. What began as minor signs of moisture and patchy discolouration soon escalated into visible salt deposits, flaking paint, and a general deterioration of the internal wall’s condition.
Our team carried out a detailed damp investigation, expecting to uncover a typical internal source. However, what we discovered was a little more complex — and a powerful reminder of how external factors beyond your control can impact your home.
The cause? A severely damaged guttering system on the neighbouring property, which had been left unchecked for quite some time. Water was cascading down the external rear wall of our client’s home and entering through low-level air bricks — a slow, consistent flow of moisture that had gone unnoticed for far too long.
Over time, this continuous exposure had eroded the waterproof barrier that had been installed at the rear of the property, allowing damp to penetrate through the cavity and reach the internal walls. What seemed like an internal damp problem was in fact a cumulative result of external neglect.
