When Damp Strikes from Above: The Hidden Consequences of Overlooked Maintenance

We were recently called out to investigate persistent signs of damp in a recently extended property. The homeowners had noticed flaking paint, efflorescent salt deposits, and suspicious damp patches. Understandably, their initial concern was that the builders may have compromised the damp-proof membrane (DPM) during construction.
But as always, we don’t guess — we inspect.
During our meticulous damp survey, it quickly became clear that the root of the issue wasn’t hidden beneath the floors, but rather coming from above. A section of broken guttering at the rear of the property was quietly causing moisture to cascade down the wall, directly into vented airbrick openings.
Over time, this steady flow of water saturated the cavity walls, allowing moisture to bridge through to the internal side of the property. What was once a simple maintenance issue had escalated into a larger structural concern — and a more costly one.
This case is a textbook example of how minor, unchecked external issues can lead to major internal damage. Something as seemingly insignificant as a cracked or misaligned gutter can open the door to mould, damp, and structural decay.
